Due to the new rules and added complexity of being a Landlord, Stone Acquisitions offer a complete turnkey solution for your portfolio.

The service covers.

Lettings Service - Tenant Find Service

Summary:

1. We will visit the property and advice you on its potential rental value based on current market conditions and comparables.

2. Arrange for the professional photography, floor plans, and video walk through and listings on all the property portals, website & social media.

3. Arranging and conducting accompanied property viewings with prospective tenants.

4. Negotiate all offers & terms received and advice on the best possible Tenants, subject to offer, moving in date and terms.

5. Conduct comprehensive tenant referencing, including credit checks, employment verification, previous landlord references, mandatory Right to Rent immigration checks, PEP (Politically Exposed Person) and Sanctions Monitoring Checks

6. Performing mandatory AML (Anti-Money Laundering) Checks (Proof of ID & Address)

7. Drafting a legally compliant Tenancy Agreement (essential in 2026 due to the Renters’ Rights Act – 1st May 2026).

8. Collecting the first month’s rent and the security deposit with DPS.

9. Dealing with any renewals and handle the negotiation of tenancy extensions and rent increases / rent review

Lettings Service - Rent Collection Service

Summary:

1. Processing rental payment from the tenant and remits it to your account via bank transfer

2. Dealing with any Rent in arrears if a tenant is late, we will handle automated reminders and formal letters to chase overdue payments, if any.

3. Rental Landlord Collection Statements will be provided monthly and Landlord Statement per annual to filing tax for HMRC.

Management Service

Including but not exclusively.

Landlord responsibilities towards the tenant as per AST

Annual certification and servicing.

Landlord maintenance obligations.

End of tenancy maintenance and cleaning.

Refurbishment.
